Frequently asked questions
Yes. Tarj Construction acts as the statutory Principal Contractor for new build developments across London and Essex. We take full responsibility for site liability, health and safety management, trade coordination, and secure site setup from the first day of groundworks through to Practical Completion (PC).
We predominantly operate under JCT (Joint Contracts Tribunal) frameworks, including JCT Design and Build (D&B) and Standard Building Contracts. We ensure transparent contract administration, clear milestone reporting, and strict variation control to protect your commercial viability.
Compliance is built into our daily site operations. We implement rigorous quality assurance protocols and digital record-keeping to maintain the mandatory 'Golden Thread' of building information. This ensures that fire safety strategies and structural integrities are fully documented for the Building Safety Regulator (BSR) and future asset owners.
Absolutely. We work proactively with Local Authority Building Control (LABC), Approved Inspectors, and major structural warranty providers such as NHBC, Premier Guarantee, and LABC Warranty. We manage all mandatory stage inspections and certifications to ensure there are no delays in securing your final Completion Certificates.
We build to strict Part L (Energy) and Part O (Overheating) requirements. This includes managing pre-completion airtightness testing, installing low-carbon heating systems, and ensuring the final development achieves the highest possible EPC ratings for the rental or sales market.
Our commitment does not end when heavy construction stops. Before Practical Completion, we execute a meticulous builders' handover clean to ensure the property is instantly ready for the sales or rental market. During the standard Defects Liability Period (DLP), we provide structured post-completion support to rectify snagging issues. We also ensure you are fully equipped with comprehensive O&M (Operations & Maintenance) manuals and the statutory Health & Safety File.
